October sees mixed trend in TA rental fees
While prices of two-room apartments drop in southern and central Tel Aviv, prices of three-room flats are on the rise
A mixed trend was recorded in rental fees in Tel Aviv in the month of October, according to the WinWin rental index. The biggest drop in rent prices was seen in small apartments in southern and central Tel Aviv.
In the southern part of the city, the rental fee for an average two-room apartment dropped by 5.7% to NIS 2,800 (about $746) a month, while the price of a two-room apartment in the city center dropped by 5% to NIS 3,760 ($1,002).
An additional drop recorded in Tel Aviv belongs to three-room apartments in the northern part of the city, where rental prices dropped by 4.6% to NIS 4,730 ($1,260) per month.
Nonetheless, October also saw some price increases. The rental fee for a three-room apartment in central Tel Aviv rose by 4.2% to NIS 4,850 ($1,293) a month, the price of a similar flat in the southern part of the city was up 2.1%, reaching NIS 3,390 ($904) a month, and the price of a two-room apartment in the northern part of the city recorded a 2.6% increase and was rented out for NIS 3,970 ($1,058) a month.
Cities outside Tel Aviv barely saw a change in rent prices. The only increase outside the metropolis was in the rental fees for three-room apartment in Jerusalem – NIS 3,350 ($893) a month, a 3% rise compared to September. The average rental price for a two-room apartment in the capital remained unchanged at NIS 2,890 ($770) per month.
The only decline in prices outside Tel Aviv was recorded in Beersheba, with a 3.2% drop in the rental fee for two-room apartments, which stood at NIS 1,530 ($408) the previous month. The average rent price for three-room apartments in the southern city remained unchanged compared to September, standing at NIS 1,950 ($520) per month.
Haifa did not record any change in rent prices. The rent for two-room apartments remained NIS 1,750 ($466) per month, while the monthly rent for three-room apartments remained NIS 2,190 ($583).
