Government sponsored housing for its citizens. What ever happened to Ami Gur? Without subsidized housing construction, their is no hope for young people to live in decent housing. Even with a 90% mortgage, the prices are beyond the average Israeli Citizen!

Residentia lending is part of the problem: people with bigger mortgages outbid financially sound people. In the end, banks are the only beneficiaries as a larger portion of people's income goes down the drain as interest payments.

Your not considering exchange rates, the millions areshekel rates.
Two million shekel is $557 thousand which although no small sum is not actually to badd for Israel’s version of New York or London where the idea of affordable property died decades ago.
Tel Aviv is the 9th most expensive city to live in in the world so how can anybody expect affordable, the city is running out of space so they are resorting to desperate non sustainable solutions like taking over army owned land this might will help in the short term but it will not solve the problem of growing population wanting to live in 1 city and limited supply of land. There is also limits to what government can do because the free market sets prices so unless you wang government to be in charge of all housing there is no viable long term solution.

I've never worked out how any single young person can buy somewhere to live these days. 40 years ago, when I was a buyer it was perfectly feasible.
