Senior housing network plans $259m protected housing complex in northern Israel with longevity center

AD 120 announces a longevity-focused protected housing project in Kiryat Motzkin, featuring 360 housing units, Israel’s first dedicated longevity center for seniors and mixed-use public spaces, marking its expansion into northern Israel

A new protected housing and longevity residential complex is set to be built in Kiryat Motzkin, following an announcement by ‘AD 120’, one of Israel’s leading senior living networks.
The project, budgeted at approximately 800 million shekels ($259.2 million), will span 72,000 built square meters and is planned for the Mishkenot Omanim neighborhood, on land formerly occupied by the Kurdani military base.

The development will include two 13-story residential towers with a total of 360 housing units, alongside commercial areas, leisure and employment spaces, underground parking and what the company describes as Israel’s first dedicated longevity center designed specifically for seniors. Apartments will vary in size and include balconies overlooking the Krayot region and the Mediterranean coastline.
Beyond residential use, the complex is planned as a mixed-use environment, incorporating restaurants, retail spaces, cultural venues and public areas intended to integrate residents with the surrounding city. The underground parking facility will include 146 spaces, roughly half of them equipped for electric vehicle charging.
At the center of the project is a longevity hub aimed at supporting physical, cognitive and emotional well-being among seniors. According to the company, the facility will offer supervised programs in fitness, rehabilitation, cognitive training, nutrition and cultural enrichment, operating under professional medical and therapeutic oversight.

Public facilities within the complex are expected to include a fitness center and spa, swimming pool, cinema and event hall, lounges, classrooms, gardens, a synagogue, medical clinics, a nursing ward and recovery apartments.
Tomer Rosenberg, CEO of ‘AD 120’, said the project reflects a broader shift in how senior living is being planned in Israel.
“The goal is not only to provide high-quality housing, but to create an environment that supports long-term independence, health and quality of life,” he said. “We see this as a model that every city will eventually need.”

The Kiryat Motzkin development marks the network’s expansion into northern Israel. Founded in 1992, ‘AD 120’ currently operates protected housing facilities in Hod Hasharon, Rishon LeZion, Kfar Saba and Tel Aviv’s Ramat Hahayal neighborhood. Additional projects are underway in Modi’in and Kiryat Motzkin, with further expansion planned in other cities, including Jerusalem.

A growing option for olim

Industry observers note that projects of this scale are increasingly relevant not only to veteran Israelis but also to new immigrants.
For olim arriving at retirement age, or those planning long-term relocation to Israel, protected housing communities such as ‘AD 120’ offer a structured entry point into Israeli society, combining access to healthcare, social frameworks, language-friendly services and proximity to urban centers.
Located near Haifa and major transportation routes, Kiryat Motzkin has become an attractive destination for both young families and older residents, balancing community life with urban development. The addition of a large-scale protected housing complex may further position the city as a regional hub for senior living in northern Israel.
