Israeli luxury hotel project partnering with Leonardo DiCaprio gains approval

Project led by the Hagag Group and Hollywood star secures final approval in Herzliya, expanding to 51,000 square meters with 365 rooms, a marina and eco-friendly design

A luxury hotel project spearheaded by Israeli real-estate firm Hagag Group, in partnership with Hollywood star Leonardo DiCaprio, received final construction approval for the Herzliya Marina on Sunday. The Hagag Group, led by brothers Tzachi and Ido Hagag, announced that the Tel Aviv District Planning and Building Committee granted final approval for the project last week.
The approval significantly expands the construction rights for the site to 51,000 square meters (548,959 square feet) and allows for a building height of up to 14 stories, a substantial increase from the original 10,000 square meters (107,639 square feet) at the time of purchase.

The adjustment aligns the hotel’s height with nearby Oceanus and Ritz-Carlton hotels. Additionally, the committee greenlit 8,000 square meters (86,111 square feet) of underground space, including 1,500 square meters (16,146 square feet) designated for primary uses. Notably, last year the committee ruled out the inclusion of vacation apartments in the project.
Led by Hagag Marina Herzliya Ltd., a subsidiary of the Hagag Group, the project will feature approximately 365 hotel rooms across two buildings, with a central swimming pool. The complex will also include a conference center, luxury restaurant and commercial spaces, designed by the architectural firm Ranni Ziss Architects. A standout feature is a yacht marina with direct access to the hotel.

The Hagag Group highlighted that their collaboration with DiCaprio stems from the project’s strong environmental focus. DiCaprio has been involved in shaping the hotel’s sustainability vision, aiming to make it one of Israel’s most advanced in eco-friendly hospitality practices.

The Hagag brothers acquired the land option in Herzliya in 2015 and finalized the purchase in 2017 for 78 million shekels ($23 million) from Azorim and Kendal companies. Initially intended for 200 vacation apartments, the project shifted to a larger hotel complex after the committee rejected the apartment plan, compensating with expanded hotel room capacity.
The Hagag brothers said that the Herzliya Marina project is a flagship endeavor in their extensive portfolio, reflecting meticulous and innovative planning to meet international standards. The unique waterfront location at the prestigious marina, combined with iconic architectural design, positions this development as Israel’s next luxury hotel landmark.
