BST Group to build new Nvidia office tower in Yokneam in NIS 170 million project

Nvidia’s new 11-story tower at Melisron’s Ofer Yokneam park will span 43,000 square meters, with partial delivery planned for 2027 and full occupancy in 2028

BST Construction, part of the BST Group owned by the Tannous family, has won a tender to build a new office tower for Nvidia at Melisron’s Ofer Yokneam high-tech park, in a strategic project valued at about NIS 170 million.
The project joins a broader trend of international technology companies expanding operations outside central Israel, particularly in the Yokneam area, which has become a major hub for leading high-tech firms in recent years.

The tower will be built near two existing Nvidia buildings at the park. The tender included several leading construction companies, including Electra and Tidhar.
A work order has been issued, with site work and foundation work scheduled to begin May 1, 2026. Construction is expected to take about 25 months. Partial delivery is planned for September 2027, with full occupancy expected in May 2028.
The project will include an 11-story office tower above 3.5 above-ground parking levels, covering a total area of about 43,000 square meters. About 29,000 square meters will be used for offices and dining areas. The building is expected to reach about 60 meters in height, making it one of the largest office towers in the Yokneam area.
Melisron is developing the project, which will be fully leased to Nvidia. Yasky Mor Sivan Architects is handling the architectural design, David Engineers is responsible for structural engineering and Ella Ben Nun is managing the project.
The building is planned to meet the LEED Gold green building standard and will include dining areas for Nvidia employees.
BST Construction said the project will be carried out on an accelerated schedule and will use BIM systems throughout the planning and construction process to coordinate design and execution, manage information in real time and monitor progress.
Samer Kardosh, CEO of BST Construction, said the planned partial handover during construction reflects “high-level execution capabilities, precise planning, continuous work and the ability to maintain an especially rapid pace.”
Ami Hayut, Melisron’s vice president of engineering, said the project “strengthens Yokneam’s status as a leading high-tech center” and thanked city engineer Mike Saka for helping advance the plan.

BST Group is a privately held real estate group owned by the Tannous family, which holds 80% of the company. Phoenix Group has held the remaining 20% since 2022. The group operates in real estate development, construction and international investments.
BST Construction carries out projects for the group and for outside developers, including office towers, residential developments, public buildings, high-tech campuses and academic institutions.
