Home prices tick up after eight months of decline, surprising officials

Housing prices climbed 0.7% in October–November 2025, defying expectations and breaking a months-long downturn; despite slower sales, recent secondhand deals show continued activity in cities across the country

The housing market posted a surprise uptick in prices for October–November 2025, ending an eight-month stretch of consecutive declines, according to the latest housing price index published by the Central Bureau of Statistics on Sunday.
The index showed a 0.7% rise in prices compared to September–October, defying government expectations and contradicting data released by the CBS and Finance Ministry just two weeks earlier, which pointed to a continued slowdown in real estate transactions. The cumulative price drop during the preceding eight months stood at 2.8%.

Despite the broader slowdown, recent deals tracked through nationwide real estate networks reveal continued activity in the second-hand housing market.
In Be’er Sheva, a 3-room apartment on Sokolov Street (74 sq. m., 1st of 3 floors) sold for NIS 980,000, while a 4-room unit on Mivtza Yekev Street (109 sq. m., 3rd of 4 floors) sold for NIS 810,000. A spacious 8-room villa on Avivit Street in Neve Noy (340 sq. m. on a 500 sq. m. lot with a 250 sq. m. garden) sold for NIS 2.95 million.

In Kiryat Gat, a 3-room apartment on Rabbi David Danino Street (83 sq. m., 14th of 19 floors with balcony, elevator and parking) sold for NIS 1.4 million, and a 4-room unit on HaBashan Street (86 sq. m., 4th floor) went for NIS 990,000.
In Ramla, a 4-room apartment on Eli Cohen Street in Holland HaKtana neighborhood (88 sq. m., 1st of 3 floors, with balcony, parking and secure room) sold for NIS 1.57 million. Another 4-room unit on Yigal Alon Street in the Civic Center area (100 sq. m., 5th of 9 floors, with balcony, elevator, parking and secure room) sold for NIS 1.99 million.

In Lod, a 3-room apartment on Admonit Street in Ganei Aviv (60 sq. m., 2nd of 4 floors, with secure room and parking) sold for NIS 1.17 million.

In Ramat Gan, a 2-room garden apartment on Yosef HaGalili Street (53 sq. m. on ground floor of 8, with 33 sq. m. garden, elevator and parking) sold for NIS 2.35 million. A 2.5-room apartment on Sderot HaYeled (70 sq. m., 3rd of 3 floors) sold for NIS 2.12 million, while a 4-room garden apartment on HaEshel Street (80 sq. m. on ground floor of 9, with 63 sq. m. garden, elevator and parking) went for NIS 2.95 million.
In Mevasseret Zion, a 4-room apartment on Harel Street (104 sq. m., 1st of 4 floors, with 12 sq. m. balcony, elevator and parking) sold for NIS 4.5 million.
